SCOPE OF WORK

Full-envelope aerial facade surveys providing complete documentation of multi-story building exteriors from top to grade level.

Applicable Standards

ASTM E2568 (EIFS), EIMA, NFPA 285 (MCM fire), AAMA 501.2/503 (water testing), ASTM E1105, ASTM E783, Secretary of Interior's Standards (historic), OSHA 1926 Subpart R

Facade Condition Assessment
  • Visual survey from swing stage / rope access / scaffold: sounding, probing, photographic documentation.
  • Pull-out / adhesion testing (ASTM E488 / D4541): minimum 3 per facade elevation per system.
  • IR thermography: conduct survey at 10°F+ delta-T to map moisture, delaminations, air leakage paths.
  • Water infiltration testing: AAMA 501.2 hose test, ASTM E1105 static or ASTM E547 dynamic chamber.
  • Produce Facade Condition Assessment Report with elevation deficiency maps and capital planning model.
EIFS Repair & Replacement
  • Sound all EIFS; map delaminated, wet, and deteriorated zones; submit repair plan for approval.
  • Remove damaged EIFS; repair substrate (sheathing, WRB, framing); install new drainable EIFS per EIMA.
  • Approved systems: Dryvit Outsulation MD, Sto PowerWall Plus, Parex; all with drainage plane.
  • Flash all EIFS terminations: drainage gap, weep screed, sealant per ASTM E2568.
MCM / Metal Panel Systems
  • Inspect all MCM panel connections, seams, and sealant joints; probe for corrosion of subframe.
  • NFPA 285 compliance review: verify existing system meets current fire test requirements.
  • Replace corroded fasteners with stainless steel; apply corrosion inhibitor to subframe.
  • Replace damaged panels: source color-match from manufacturer; mock-up sample approval required.
Stone & Precast Facade
  • Sound all stone panels; document anchor condition; test representative anchors per ASTM E488.
  • Chemical cleaning per species-appropriate method; test patch required before production.
  • Repair cracks: epoxy injection for structural; polyurethane for cosmetic.
  • Anchor replacement: Type 316 SS; epoxy-grouted; capacity per EOR design.
Access & Occupied Building Protocols
  • Swing stage: rigging plan by licensed engineer; daily pre-use inspection; OSHA 1926.552.
  • Tenant notification: minimum 2 weeks advance notice for work adjacent to occupied space.
  • Chemical/VOC notification: 48-hour notice before applying products above OSHA action threshold.
