SCOPE OF WORK

Paint condition surveys and quantification reports for maintenance planning — chalking, peeling, fading, and substrate exposure mapping.

Applicable Standards

MPI Architectural Painting Spec Manual, SSPC surface prep standards, ASTM D4541, ASTM D7091, EPA RRP Rule 40 CFR Part 745, OSHA 1926.62 (lead in construction)

Pre-Painting Survey
  • Document existing coating system type, condition, adhesion, and DFT by XRF testing for lead content.
  • XRF lead paint survey on all pre-1978 buildings before any paint disturbance; EPA RRP rule compliance.
  • Adhesion testing (ASTM D4541) and DFT measurement (ASTM D7091) on existing coatings.
  • Sample boards: produce paint system sample boards for Owner color and sheen approval before production.
Surface Preparation
  • Interior: TSP or chemical wash; sand all glossy surfaces; fill cracks and holes; spot prime.
  • Exterior masonry/wood: pressure wash minimum 2,000 psi; scrape all loose paint; prime bare areas.
  • Steel: abrasive blast per SSPC-SP grade required by coating system; verify dry, clean surface.
  • Lead paint management: EPA RRP-compliant containment, HEPA vacuum, disposal; certified RRP firm required.
Interior Painting
  • Apply primer to all bare and previously painted surfaces per MPI specification.
  • Apply 2 finish coats; between-coat sanding on Level 5 surfaces; minimum MPI Gloss Level 3 on walls.
  • Protect all adjacent surfaces; maintain clean work area; daily cleanup required.
Exterior Painting
  • Exterior masonry: block filler primer on CMU; 2-coat elastomeric or 100% acrylic finish.
  • Exterior wood: oil-based primer on all bare wood; 2-coat acrylic topcoat; back-prime all replacement boards.
  • Steel: per protective coating system (Trade 12) — zinc primer + intermediate + finish if full system required.
Specialty Coatings
  • Historic color research: chip analysis, archival record research, custom color matching for preservation projects.
  • Anti-microbial coatings: for healthcare, food service, and clean-room environments.
  • Epoxy floor coatings: industrial-grade; chemical-resistant; slip-resistant aggregate broadcast option.
  • LEED/WELL compliance: specify low-VOC products; document for IEQ credits.
