SCOPE OF WORK

Aerial condition mapping of metal, vinyl, fiber cement, and wood siding systems for damage, water infiltration, and fastener failure.

Applicable Standards

ASTM E2112 (flashing installation), ASTM E2556 (WRB), FBC or local building code, James Hardie installation guide, MPI Architectural Painting Spec Manual

Siding Condition Survey
  • Probe, photograph, and map all deteriorated, loose, damaged, or moisture-compromised siding sections.
  • Pin moisture meter readings at all probed locations; IR thermography to trace water infiltration extent.
  • WRB assessment: note tears, gaps, and missing sections visible at siding edges or openings.
  • Flashing inspection: check all siding-to-window, siding-to-door, and penetration flashings for code compliance.
WRB Installation & Replacement
  • Remove damaged siding sections; inspect and repair substrate before WRB installation.
  • Install new WRB per ASTM E2556: overlap horizontal seams minimum 2" (upper over lower); vertical seams minimum 6".
  • Tape all seams per manufacturer; integrate with window and door flashings per ASTM E2112.
  • Approved: Henry Blueskin VP100, Prosoco R-Guard, Huber ZIP System, DuPont Tyvek HomeWrap.
Fiber Cement Siding
  • Install James Hardie HardiePlank, HardiePanel, or Nichiha per manufacturer installation guide.
  • Maintain minimum 1" clearance from grade, 6" from roofing; gap at all transitions per guide.
  • Pre-prime all field cuts; back-prime all replacement boards.
  • Prime and paint within 180 days of installation.
Vinyl Siding
  • Install per manufacturer: maintain 1/32" slip clearance at all joints to allow thermal expansion.
  • Use manufacturer accessories: J-channel, F-channel, starter strips, and inside/outside corners.
  • Leave nailing slots fully extended — do not nail tight; vinyl must be free to move thermally.
Flashing at All Siding Terminations
  • Install step flashing, head flashing, and kick-out flashing at all roof-to-wall intersections.
  • Install flexible flashing tape at all window and door heads, sills, and jambs per ASTM E2112.
  • All penetrations: sleeve through siding; seal with compatible sealant around sleeve.
